yeah, I remember. I lived there 2004-2006. What I meant is that there is not a point in looking at listings now if I am moving in mid July. I should be looking in the 3rd week of June - first week of July and if I find something I like, move in quickly. Right?
 
Depends on what your timeline is.

What you tend to find is that when you arrive at a listing you are typically the 8th person there and two people have already handed in deposit checks (as in sorry, you're too late). You have maybe 10-20 minutes to act on a fresh craigslist ad to reserve as early as possible a time to check the place out (arrive at least 30 minutes early because other people do) and bring all the necessary documentation with you already. My advice is to find yourself housing early because it is a giant pain in the @#$ trying to find anything decent on manhattan. It's a seller's market, and demand is much greater than supply, thus forcing you to be much more proactive should you hope to be successful.
I can confirm what Alexei said. There is a huge demand to live in new york. Some places don't even take you if you are a student. Also, its a sales tactic. Once you come there, they say the apartments are no longer available and then end up showing you another one which is slightly higher and they say they already have had couple people take a look at it and they might close the deal. Gosh. that foot in the door technique works pretty well. And then there are apartments where you can only live in them through agents. So, not only you have to pay 1 month deposit, first month rent, but you have to pay a broker fee which is equivalent to the first month rent. All too much hassle. I refuse to pay agents money. I don't think they deserve a dime. On a side note, a month to month contract can easily be found in places like astoria or queens and they do have town houses over there as well. The farther you go, the cheaper it gets. Also, its all the more challenging to find a decent apartment since that the housing market is going down in prices, but the rents are going up since people cant get approved to buy houses so their only alternative is to rent.
